One trick that I use is to have the Producer call out the Out Cue, hit CMD+F to find the phrase then double-click it (note that Avid auto marks an In wherever you double-click). Then play the line to the desired out (or close) and Mark Out. Then I scan up the transcript for the In Cue, and when you find it double-click that line. Because Avid automatically sets your In Point when you double-click the line, and you've already set your Out prior you can speed up the process of pulling bites. Conversely, if you were to Find the In cue first, then you'd likely have to play through the bite in full to find the proper out and that can take time.
I then Subclip it off to a Bin, copy/paste the dialogue from the transcript into the Comments section for the Subclip.
